A door seal operates while the door is closed; a dock shelter operates while a vehicle is positioned. Hours alone do not determine which to repair first: gap size, use pattern and measured temperature effect also matter.
Record each defect separately
Check the seal with a paper strip at several points on the closed door; photograph shelter tears, vehicle contact and remaining gaps. During representative shifts, log door-open and closed time, docking and loading duration.
Compare temperature records at the same points under similar outdoor and room-load conditions. Do not attribute a monthly bill change to one seal or shelter alone; also note other doors, defrost cycles and usage changes.
Compare maintenance quotes with the same scope and included work. Prioritise using defect severity, exposure evidence, workplace safety and repair cost together. Repeat the field check after repair and update the record.
